Investment Strategy

The Company intends to invest primarily in a portfolio of high quality residential property throughout Macau. The Company's emphasis will be on acquiring assets with an overall target internal rate of return of 20 per cent. per annum. Initially, the Company will primarily purchase properties in zoned development projects (being such development projects for which planning consents have been obtained) but, over time, the Company may invest up to 10 per cent. of its equity in unzoned land.

At the discretion of the Board, the Company may also invest in commercial property opportunities identified by the Manager. However, it is not anticipated that this will exceed 30 per cent. of the Gross Assets once the net proceeds of the Placing are fully invested and measured at the time of investment. The Company may also, at the discretion of the Board, consider investments in the Pearl River Delta region in China should suitable opportunities arise.

Pending investment, the Company's uninvested assets will be held by the Custodian pursuant to the instructions of the Directors and the Manager. Whilst the Manager cannot say for certain how many investments will be made, it is anticipated that, once fully invested, no one underlying single property building will represent in excess of 50 per cent. of the Gross Assets at the time of investment.

The Board may, at their discretion, realise a portion of the property portfolio should suitable opportunities for realisation arise. The proceeds from such realisations may be reinvested in accordance with the Company's investment strategy or distributed pursuant to the Company's dividend policy.
